What Is A Property Information Form?

A property information form – also known as a TA6 – is a legal form that the seller of a property must fill out to give vital information to the buyer.

It is an important part of the conveyancing process and its purpose is to help prospective buyers understand more about the property they are buying.

Buying a property is likely to be the most expensive purchase your buyer will ever make; therefore, it is crucial that they know as much as possible about the property at the start of the transaction.

What Kinds Of Questions Will Be Asked?

When you have found a prospective buyer for your property, your conveyancer will forward you the property information form. This is not a legally binding document; however, you must answer it as wholly and as truthfully as you can.

You may not know everything there is to know about your property – and that is ok. You can fill out the form to the best of your knowledge. It is then up to the buyer to arrange for their own survey. The types of questions you’ll be asked on the form are wide and varied.

You will be asked about boundaries, and disputes or complaints from neighbours, any proposed alterations and planning applications, relevant notices and proposals, your buildings insurance policy, environmental status, guarantees, warranties and any other information arrangements made as part of ownership. You’ll also be asked about factors such as parking, maintenance charges, servicing agreements, utility companies and details of current occupiers.

How Do I Fill Out The Form?

You do not need to be an expert on any of the topics in the form. However, you will be expected to answer truthfully and to search for any documents you have that could inform your answers.

If you don’t know or don’t understand some of the questions, you can either state that you don’t know, or you can ask your conveyancer to help you.

Some questions will ask you for any supporting paperwork. You can submit this along with the form, or you can state that you’ll submit it at a later date. If you don’t have some of the paperwork, don’t worry – you can simply state this on the form.
